A Baton Rouge rental turnover checklist should help you answer three questions: what needs work, what must happen first and who confirms it is finished. Use this guide to turn a move-out walkthrough into a clear make-ready request, whether you manage one rental home or several units.
The checklist is a planning tool, not a building inspection or a list of legal move-in requirements. Add checks for your property and expert checks where needed.
Have a vacancy date and a punch list? Send the details so we can put your quote together.
Get My Project Started →Start with a walkthrough, not a cleaning booking
Once you have permission to enter, photograph each room and record the condition before work begins. Use room names and short notes. “Bedroom two: loose closet handle” is more useful than “fix doors.” Keep tenant records, personal documents and access codes out of photos shared for quoting.
Separate visible conditions from their causes. A ceiling stain is an observation; it is not proof of a roof leak. Flag it for assessment before approving a cosmetic patch. EPA guidance emphasizes correcting moisture problems rather than only cleaning visible mold. See EPA’s moisture guidance.
A practical rental turnover checklist
| Area | Record during the walkthrough | Next step |
|---|---|---|
| Walls and ceilings | Holes, marks, stains and rooms needing paint | List repairs separately from painting; investigate moisture concerns. |
| Floors | Stains, loose edges, damage and approximate areas | Request cleaning, repair and replacement options where appropriate. |
| Kitchen and baths | Visible leaks, fixture issues and cleaning needs | Route faults for assessment before final cleaning. |
| Doors and windows | Sticking operation, damaged screens, handles and locks | Identify each location and confirm the access handover plan. |
| Equipment | Reported appliance or heating/cooling problems | Arrange qualified assessment and follow product instructions. |
| Exterior | Debris, dirty entry areas and visible damage | Define cleanup and surface-appropriate washing. |
| Final handover | Open tasks, cleanup, keys and photos | Complete a final walkthrough before calling the turn finished. |
For each row, add a person responsible, a target date and a status: needs quote, approved, in progress or checked. A task marked “done” should have a brief note or photo showing what was completed.
Put the make-ready work in order
Use this as a starting sequence: assess the property, approve the scope, resolve repair issues, complete finish work, clean, then walk through again. Confirm the actual sequence once the work is known. Product drying times, materials and access can change the plan.
For example, if a bedroom needs drywall repair and painting, schedule its final cleaning after the dusty work. If a bathroom has a reported leak, find out what needs repair before including only a fresh bead of caulk in the punch list.
Our unit-turn and make-ready page explains the project details to include. For individual finish tasks, see handyman, painting and drywall requests.
What belongs in your quote request?
- Property ZIP code, number of units and unit size.
- The date access becomes available and your target readiness date.
- A room-by-room task list with rough quantities.
- Whether the property will be empty during the work.
- Who supplies paint, fixtures or other selected materials.
- Parking, stairs, utility availability and access arrangements.
Distinguish “must be complete before handover” from “price as an option.” For instance, repairing a damaged bedroom wall might be required, while repainting an undamaged hallway could be an optional line item. That helps you review the quote without losing track of the essential work.
Check the finished unit against the same list
Return to the original list for the final walkthrough. Confirm completed items, note anything outstanding and check whether work areas were left clean. Arrange appropriate checks of alarms, equipment and other systems according to their instructions and applicable requirements.
For a small portfolio, keep the completed lists by property and date. Repeated tasks can inform your next property maintenance plan, rather than becoming surprises at every move-out.
Copy this task format: Unit / room | issue observed | requested work | photo reference | approved scope | target date | completion check. Print this page or copy the table into your own sheet.
How long will the rental turnover take?
Set the schedule after the scope is clear. A clean unit with a short repair list is a different job from one needing new floors. Share your target date, then confirm what can be done before promising a move-in date.
Can I send several units in one request?
Yes. Name each unit and keep its tasks separate. That makes it easier to track the quote and check the finished work.
Tell us what needs work and when the property will be available. We’ll follow up for the details needed to prepare your quote.
